Welcome to the suite

We built this suite above our garage for people who come to Franklin for a wedding, a work week or a weekend of music, and want somewhere quiet to come back to. It's on our family's property, so we're close if you need anything, and set apart enough that most guests tell us they'd never know we were home.

We've kept it simple and comfortable: a queen bed guests mention again and again, fast Wi-Fi at the dining table, coffee in the morning and a 65-inch TV for the evening.

Inside the suite

The suite is a one-bedroom apartment built above our garage and kept separate from our living space, with its own heat and air. It works well for a couple, a solo work trip or a small family.

The bedroom

A queen bed with room-darkening curtains, a reading chair and a walk-in closet with plenty of hangers and shelves. Extra pillows and blankets are provided, and there's an iron for work clothes.

The living area

A sofa that pulls out to a double bed, best for kids or one adult. A 65-inch TV with Roku guest mode for your own streaming apps, books and an acoustic guitar.

The kitchenette

A mini fridge, microwave, toaster oven, Keurig with coffee, dishes and wine glasses. There's no stove, full-size oven or dishwasher, so it's set up for coffee, breakfast and takeout.

The bath

A walk-in shower with fresh towels, shampoo, conditioner, body soap and a hair dryer.

Working remotely

The Wi-Fi tests at 698 Mbps, fast enough for video calls and large uploads, and the dining table makes a comfortable desk.

Comfort

A two-zone mini-split with its own thermostat in the bedroom and another in the living area, plus a ceiling fan and portable fans. A Pack 'n Play with sheets is always in the suite.

Questions guests ask

Can four adults stay?

Yes, but two will be on the double sofa bed, and it's snug. The suite is most comfortable for two adults or a family with kids.

Is there a full kitchen?

No. The kitchenette has a mini fridge, microwave, toaster oven and Keurig, which covers coffee, breakfast and takeout. There's no stove, full-size oven or dishwasher. If cooking full meals matters on your trip, our Columbia cottage has a full kitchen.

Can I work while I'm there?

Yes. The Wi-Fi tests at 698 Mbps, the dining table works well as a desk, and the suite is quiet during the day.

Is there a washer and dryer?

Not in the suite, but there's a laundromat nearby. If you're staying a week or longer, ask and we'll point you to the closest one.

Can we stay for a month?

Yes. Longer stays are welcome, and the walk-in closet, iron and fast Wi-Fi make them easy. Keep in mind there's a kitchenette rather than a full kitchen, and no washer or dryer.

Is it walkable to restaurants?

No. It's a quiet residential street, so plan to drive or use Uber or Lyft. Downtown Franklin is 9 minutes away.

Why book here instead of Airbnb?

You skip the booking fee and deal with us directly. The suite, the calendar and the cleaning are the same either way.

What's the cancellation policy?

A full refund within 24 hours of booking (when you book at least a week ahead) or 14 or more days before check-in. Half back from 7 to 13 days out, and no refund inside 7 days.

May we bring a pet?

We're sorry, but no pets are allowed. Our own dogs live in the main house.
